Our commitment, as part of our property management service, is to provide monthly updates of inspections on your home. At any time we find a concern, you will be contacted immediately.

Well…of course! After all is it your home. We do ask for communication on your bookings so we can make sure the home is cleaned and prepared for their arrival.

You will be provided codes to log into our website for 24/7 access to reports and usage/availability.

Yes, we can provide bill pay service for your home with an account.

We are committed to sending you online, monthly financial reports and are happy to review them with you.

Yes, we are licensed and insured with the state and the counties in the 4 Corners area. We firmly believe in having our vendors be licensed and insured as well. It is ultimately the owners responsibility for licensing of their home however It is also our commitment to assist owners to be sure your home meets all state and county guidelines.

Yes, checks must arrive within 5 days after initial reservation and paid in full 30 days prior to your arrival date.

Check in is after 4PM on your date of arrival and check out is no later than 10AM on your departure date. Depending on availability of the home, we may be able to accommodate early check ins or expended departures. These may be subject to an additional charge. All times are stated in Eastern Standard Time.

There is a minimum of 3 nights stay for all Vacation Homes. During High Season or Holidays such as Thanksgiving and Christmas the minimum length of stay may be 5 or even 7 nights.

Yes, many times we have multiple homes in the same community. Please let us know the number of guests you would like to accommodate and we would be happy to help coordinate for you and your guests.

Our office hours are from 8am to 5pm Monday thru Friday and 9am to 1pm Saturday. Sundays we are available for reservations and emergencies. You will still be able to check in to your vacation home as all our homes have electronic door locks that have codes programmed specifically to you. If you have an emergency while staying in one of our vacation homes our 24 hour answering service is always available to assist you.

We just ask that you lock up and leave the home as if it was your own home. All dishes washed and put up in the cabinets, trash and recyclables in the proper receptacles and in the garage or curb side, depending on the day of the week. Our departure team will arrive shortly after you leave and take care of the rest.

In an effort to preserve our natural resources, all confirmation and arrival instructions will be sent via email.

One night’s Home Rental and tax is due at the time of reservation and is non refundable deposit. The deposit will be applied to the total amount due. Final payment is due 30 days prior to your arrival date and is non refundable at that point. The final payment will be billed to your credit card on file unless other arrangements have been made. Please note if the 30 day final payment falls on a Saturday, Sunday or a Holiday it will be charged the last business day prior to your final payment date.

Rates quoted to you will be given in US Dollars and will include all taxes and fees. Taxes in the Central Florida area are typically in the 13% range depending on the county.

In the event you must cancel your reservation, we need to be notified in writing. If the cancellation occurs more than 30 days prior to your arrival date, all monies will be returned with the exception of the one night’s room and tax. Cancellation within 30 days of arrival will result in a loss of all monies.

GreenWay Property Management and Vacation Rentals does not offer refunds or reschedule trips due to hurricane activity.

You will receive a reservation confirmation email within 24 hours of making your reservation. After making your final payment, confirmation of payment will be sent to you. Your Welcome letter and instructions for everything you will need for an easy check in will be sent within 7 days of your arrival. If you have not received these emails and you have adjusted your spam filters, please contact our reservations department 407-517-4693.

By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes children and infants.

The following outlines the maximum occupancy for each home, unless otherwise posted:
3 Bedrooms - sleeps maximum of 8
4 Bedrooms - sleeps maximum of 10
5 Bedrooms- sleeps maximum of 12
6 Bedrooms - sleeps maximum of 14

Many of our home pools have heating available for an additional charge. In general, pool heat isn’t needed between April and September. To conserve on energy, we do not leave the pool heat on unless requested. We can discuss pool heat at the time of your reservation. If you decide while you are here that would like pool heat, 24 hours is needed in advance to get the pool heated. Heat is $25 per night.

Some of our owners allow pets; please ask for more details of which homes are available for this service. A pet fee will be required, not all pets are accepted.

Yes, every home has a full kitchen including cooking and eating utensils, refrigerator, oven, microwave, coffee maker, toaster and dishwasher. If you have any special requests please let us know at the time of your reservation and we will do our very best to accommodate special requests.

Yes, bed linens and towels provided in each unit. An initial supply of “Green Friendly” paper products is provided.

No, the property is cleaned before your arrival and after your departure. You can request Mid-stay clean at an additional charge. A Mid-stay clean includes: washing all sheets and towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping and mopping and refreshing your starter paper products.

Yes, all of our properties are Non-Smoking. Smoking is permitted outside of the property only.

There are some properties which will allow parking for alternate vehicles. Please inquire if you need additional parking.
